Concluye restauración tras incendio y reabre sus puertas en Waukegan Harbor & Marina.
Oak Brook, IL. – En solo cinco meses, Krusinski Construction Company finalizó exitosamente el proyecto de restauración de incendio, Bay Marine, ubicado en el 3 East Madison Street en Waukegan, valorizado en aproximadamente $5 millones.
El pasado mes de febrero de 2022, un incendio devasto el edificio de almacenamiento de Bay Marine ubicada en Waukegan Harbor & Marina. Aproximadamente 100 bomberos de varios condados, incluyendo Lake, McHenry y Kenosha, respondieron para combatir el incendio que duró seis horas y causo varios daños de fuego, humo y agua.
Aun con las condiciones climáticas, afortunadamente no hubo heridos ni muertos. La mayoría de los daños fueron adentro del edificio y a más de 50 yates, que se estiman cerca de $40 millones.
Al verse presionados contra el tiempo, Bay Marine necesitaba reiniciar sus operaciones lo más pronto posible para que sus clientes tuvieran acceso al edificio lo más antes posible, específicamente, antes que terminara la temporada de navegación, que anualmente dura del primero de Marzo al 30 de Noviembre.
Dos semanas después del incendio, Bay Marine contrato a Krusinski Construction, quien evaluó los daños y formuló una estrategia para la rápida restauración del local de 49,000 pies cuadrados, que incluye un vestíbulo, oficinas, centro de almacén y mantenimiento.
La restauración incluye también el reemplazo del sistema de insolación del techo, paredes y portones que aumentan el valor R de la estructura.
También se repararon los rociadores contra incendios existentes, se instalaron luces altas de LED, calentadores, y 10 ventiladores de destratificacion fueron reemplazados con cuatro ventiladores industriales de 24 pies, de alta y baja velocidad para mejorar la circulación de aire.
Un nuevo entresuelo también fue instalado en un área de almacenamiento de piezas y se aplicó un recubrimiento de epoxi a los pisos en el área de almacenamiento y mantenimiento.
La siguiente área de 9,000 pies cuadrados incluye un vestíbulo para clientes, oficinas, sala de conferencias, área de descanso, área de servidores de tecnología, baños que cumplen con ADA (Acta de Americanos con Deshabilidades) y nuevos acabados, pisos y encimeras.
Mientras el proyecto continuaba, el equipo de control de calidad de Krusinski Construction descubrió problemas estructurales preexistentes. El equipo colaboró con consultores estructurales externos para formular una solución que incluyó agregar anclajes y soportes a los pilares y muros de mampostería, y garantizaron que estuvieran adecuadamente asegurados a los elementos estructurales existentes.

Bay Marine completes fire restoration
In only five months, Krusinski Construction Company (Krusinski) successfully completed a $5 million (approx.), 49,000-sf fire restoration project for Bay Marine at their facility at 3 East Madison Street in Waukegan, Illinois.
In February 2022, Bay Marine experienced a four-alarm fire at their boat storage facility in Waukegan Harbor & Marina. At least 33 fire trucks and approximately 100 firefighters from multiple counties, including Lake, McHenry and Kenosha, responded to battle the six-hour blaze, which resulted in extensive fire, smoke and water damage. Despite the weather conditions, fortunately, no injuries or deaths were reported.
The fire also damaged more than 50 vessels, which resulted in approximately $40 million worth of damages.
To quickly get the facility back in operation and ensure storage availability for its clients, Bay Marine needed to complete this restoration within a few months, before the end of the boating season. Two weeks after the fire, Krusinski engaged this project, assessed the fire damage and developed a strategy to meet the tight deadline.
Restoration of the 40,000-sf boat storage facility includes the replacement of all roof, wall and boat access door insulation system that increases the R-value of the structure. In addition to reworking the existing sprinkler system, high bay LED lights, unit heaters and 10 destratification fans were replaced with four, 24-foot, high-velocity low speed fans to improve the air circulation. A new mezzanine was installed in the parts storage area and epoxy coating was applied to the storage facility and maintenance shop floors.
The 9,000-sf renovated office space includes a reception area, customer lobby, conference room, private offices, breakroom, ADA compliant bathrooms, server room and new finishes, millwork, countertops and flooring.
As work progressed, Krusinki’s quality team discovered pre-existing structural deficiencies. The team worked closely with outside structural consultants to develop a solution which included additional anchors and support for the masonry walls and piers, assuring they were adequately secured to existing structural members.
“After a detailed engineering analysis and review, it was determined that most of the warehouse structure survived the fire and that it could be restored. Krusinski Construction did an exceptional job managing the clean-up, remediation and reconstruction of the facility,” Matt Felhofer, owner of Bay Marine.
Despite the aggressive schedule and unforeseen challenges, our team leveraged timely and effective collaboration with all stakeholders to successfully deliver this quality fire restoration project safely and on time to meet Bay Marine’s and its client’s needs.
The fire restoration for the office and boat storage areas were completed before Memorial Day. Bay Marine had a soft opening on September 1, 2022 and made its facility and services available to its clients. Bay Marine welcomed the new year by officially announcing its reopening on December 30, 2022.
